Five Steps to Finding the Best Agent to Sell Your Home

When you are ready to put your home on the market, the first thing that you need to do is find the best real estate agent to sell your home. There are many different real estate agents, each of whom is likely to have a unique approach to selling your home. The agent that you choose can have a major impact on how quickly your home sells, and at what price. Before you sign an agreement with a seller's agent, follow these five steps for finding the best agent for you.

1. Ask for Referrals
Talk with your friends, family members, and co-workers about their experiences with selling homes in the past. The people with whom you have personal relationships will let you know which Realtors they have dealt with in the past, and if their encounters were positive or negative.

2. Don't Choose the First Realtor You Meet
While it may be entirely possible that the first real estate agent you meet really is the best one for you, the only way that you can be certain is to meet with several different potential agents. Although talking with different agents takes time, the decision of who will help you sell your home is much too important to make a snap decision.

3. Check References
When you have narrowed down your choices to a few prospective agents to represent you, ask the final candidates for client references. Any successful Realtor will be thrilled to put you in touch with clients they have helped in the past. Call the references and ask candid questions about what working with this particular real estate agent was like. If a particular agent is hesitant to provide you with references, take that as a sign that you should keep looking for a different Realtor.

4. Select an Agent Who Has Seller Experience
Working with sellers is very different from working with buyers. While some gifted realtors are skilled at handling both buyers and sellers, you certainly want to be sure that the one you select has experience working as a seller's agent.

5. Choose a Full-Time Agent
Realtors are independent contractors. Some real estate agents are full-time agents whose primary energies are devoted toward helping their clients. Others have full-time jobs that occupy most of their time, and dabble in real estate on the side, or as a hobby. If you want a Realtor who will put full-time effort into selling your home, your best choice will be one who works in the field full-time.
